SOUTH GURGAON - IMMACULATE HOME address for professionals


South Gurgaon, brimming with top-class commercial and residential projects, dozens of MNCs, premier schools and colleges, and offering great connectivity, is set to become a prime residential address for professionals working in the Delhi NCR. Ravi Kumar Mangalam writes
South Gurgaon, an area regard ed as an extension to existing Sohna Road and Golf Course Extension Road, is the area allocated to Sohna sectors in Sohna Master Plan 2031.

South Gurgaon or Sohna has a unique position in the Gurgaon micromarket owing to accessibility, lower ticket sizes, and exiting infrastructure; also, prices on Golf Course Extension Road and Southern Peripheral Road (SPR) are upwards of Rs 1 crore and beyond the reach of the working population of Gurgaon.

Presently, Sohna Road has registered tremendous absorption of commercial and residential spaces with nearly 50 MNCs like Convergys, Capgemini, McKinsey, Xerox, etc, shifting offices here, which adds to the demand. The location is also known for educational institutions like, KR Mangalam University, GD Goenka World School, DPS, JK Business School, Ryan International School, etc.

Proximity to Golf Course Extension Road, Rajiv Chowk, SPR, NH8, and Hero Honda Chowk make Sohna Road a viable option for end users. Completion of Subhash Chowk flyover has helped ease the traffic moving towards Sohna while SPR and the planned Badshahpur flyover, once complete, will make the location more accessible. In ad dition, as Sohna Road has been declared as a National Highway, all projects on this stretch will certainly get priority clearance and see quick implementation.

Recently, International Land Developers (ILD) announced a new project in South Gurgaon called GSR Drive. This is the developer's third project on Sohna Road where they have been active since 2006.

Hafeez Contractor, a well-known architect of India, has conceptualized GSR Drive to provide huge open spaces for its residents. The project is over 25 acres and located in one of the first sectors of the master plan.

Alimuddin Rafi Ahmed, managing director of ILD, said: “GSR Drive has been carefully planned and designed, keeping in mind the needs of homebuyers. The units have been designed to bring them within the budget of the average professional in Gurgaon and they come with great amenities like a football field and a huge clubhouse. A 75-metre-wide road has been planned adjacent GSR Drive, which will give it greater connectivity.
